On the basis of what we cooperate?
When we start working together, we meet at the property and assess the house and agree the terms of the rental. You receive a Property Management Agreement based on Subscription billing and a Rental Agreement setting out the rules for handling rentals. We define all the key parameters for cooperation, financial and operational conditions. We start acting immediately upon signing the Agreement.
What is the scope of your services?
As part of the Management Agreement for your property, we offer a full range of property maintenance, servicing and technical services throughout the duration of the agreement. Within the scope of the rental service agreement, we perform all the necessary activities in the following areas: preparation of the rental offer on the basis of the materials provided, commissioning of a professional photo shoot, preparation of an individual promotional campaign. At the start of the rental offer, we take over full customer contact, check-in and check-out, cleaning and laundry services, as well as ad hoc repairs if required.
Can I also promote my property on other portals?
No, when we take over a location, we configure its full occupancy calendar and pricing strategy. If there are any previous bookings we will, of course, handle them so that guests do not feel the change made.
How much time do you need to prepare everything for the reception of the property?
We usually need about 2 weeks from the signing of the Contract to prepare everything. However, this depends on the time of acquisition. In high season it can take a while longer
What does my property need in order to receive guests?
We need to be sure that the apartment has everything the guests will need during their stay and for us to serve them. But don't worry, we know exactly what needs to be there and are able to quickly agree together on a possible list to complete.
How often do you receive a rental report?
By starting a partnership, you simultaneously gain access to an app where you can check occupancy, current prices, additional services.
How often rental transactions are invoiced?
All transactions and settlements under the Contracts are carried out on a monthly basis.
Who will be my host?
Each apartment is assigned to a local manager who looks after it and knows it best. This is also the dedicated contact person for the owner.
Can I count on your help in preparing the house for rent?
Of course, we have a lot of experience in preparing houses for rent. We know what it takes to make guests feel at home. We also have interior designers available to advise on what to do.
Can I, as a landlord, use my own home during the season?
We do not recommend this. Any blocking of a date reduces the profitability of your investment and reduces your income. Of course, you have the right to do so, but we ask you to do so in advance and taking into account the bookings you have made.
